Ft Lauderdale Lifestyle Blog Commercial Outlook Positive for 2008 February 2nd, 2008 7:54 AM Commercial Outlook Positive for 2008 A new survey from recruitment firm FPL Advisory Group shows that the 2008 job outlook for property professionals — especially in the commercial sector — remains positive. An estimated 75 percent of respondents identifying themselves as Commercial Ownership/Services Firms say they plan to increase their payroll in 2008, despite the ongoing crisis in the financial markets. Another 17 percent anticipate no change in staffing. Perhaps the biggest surprise of the latest poll results was that nearly 50 percent of all commercial mortgage firms polled intend to hire new employees in the next year despite the recent lending slowdown. Across all property sectors, respondents indicate that investment boards will be most highly focused on company performance and oversight of corporate strategy, consistent with the industry's 2008 recruitment trends. The poll analyzed 275 responses from professionals, including senior-level executives from companies active primarily in commercial property investment, commercial mortgage lending and single-family homebuilding, along with a sampling of respondents from REITs and major corporate real estate departments. Fair Isaac says the new products will predict how lenders can offer even more debt to consumers without taking on undue risk. The update revamps the old credit-scoring formula so that it penalizes consumers with a high debt load more than the earlier version. FICO 08 should increase predictive strength by 5 to 15 percent, according to Fair Isaac's vice president of scoring, Tom Quinn. FICO 08 is also expected to do a better job of determining which consumers with past defaults are "more on the road to recovery and should have more of a higher score," Quinn says. The new index can look at three consumers with a 700 FICO score and determine which of the three could take on additional debt without defaulting, according to the company. On an unadjusted basis, the index increased 10.5 percent compared with the previous week and was up 70.7 percent compared with the same week a year ago. The increase reflected a rush to refinance even though rates were up slightly from the previous week when the Federal Reserve responded to recession fears by cutting key rates by three-quarters of a percent. The refinance share of last week’s mortgage activity was 73 percent, up from 60 percent the previous week. Mortgage rates rose: 30-year fixed-rate mortgages increased to 5.6 percent from 5.49 percent. 15-year fixed-rate mortgages increased to 5.04 percent from 4.96 percent. 1-year ARMs increased to 5.7 percent from 5.51 percent.
